ALEC, Dubai

A symbol of ambition, innovation and the pioneering spirit of Dubai, One Za’abeel is a dramatic project that will stand proudly at the heart of the city, a destination that both captivates and inspires. With residences, businesses and leisure experiences that flow seamlessly together, the impressive but approachable development will promise the people of Dubai an elevated lifestyle, including offices, residences and a luxury hotel. A definitive lifestyle destination designed for the discerning few, The Linx is a panoramic sky concourse that connects the two towers of One Za’abeel. The world’s largest cantilever, floating an awe-inspiring 100 metres above the ground, will offer a choice of attractions, fine restaurants and lounges.

This presentation is a case study of the development cycle of One Za'abeel, and sets the scene for the guided tour to follow. The approach taken had its advantages, but it also posed a number of challenges, for which innovative solutions were found. From contract award to development cycle to asset management, the presentation identifies the value added to the life cycle of this multi-billion-dollar development. Measures to reduce development risks and procurement methodology are also addressed. Challenges like the location, the impact of wind studies at different stages of construction, water infiltration risks on reclaimed land, and construction in a densely populated area will be discussed, along with the impact of this development on the neighborhood.
