The Residences at Marina Gate, with a built-up area of almost 371,000 square meters, is one of the largest residential blocks being constructed in Dubai Marina. Marina Gate I is complete, with residents moved in; Marina Gate II is topped out and undergoing finishes, with handover anticipated in six months. The third and final tower in the development, Jumeirah Living Marina Gate, is a collaboration with the hospitality company Jumeirah Group, for which completion is set for 2020.
This presentation is a case study of the development cycle of Marina Gate. To mitigate risk, each tower in this three-tower development was launched a year apart, and construction was phased. While this approach had its advantages, it also posed several challenges, for which innovative solutions were found. From acquisition and planning, design and contract award, development cycle to asset management, the presentation identifies the value added to the life cycle of this $1 billion development. Measures to reduce development risks and procurement methodology are also addressed. Challenges included its plot location in the tallest residential city block in the world; the impact of wind studies at different stages of construction; and water infiltration risks on reclaimed land and construction in a densely populated area. These issues are discussed, along with the impact of this development on the neighborhood, setting the scene for the guided tour to follow.
